We’re upfront about the state line: Spokane is a Washington market we serve from an Idaho base, not a second office, and that’s worth saying plainly.

Crossing the state line

Spokane sits just west of the Idaho border, close enough that Liberty Lake and Spokane Valley, the parts of the metro closest to us, function almost like an extension of our regular North Idaho service area. Downtown Spokane and the South Hill are a further drive, and we take those projects too, but our practical focus in this market is Liberty Lake and Spokane Valley specifically, where the drive and the day-to-day project management make the most sense.

Basalt, pine, and a different lot character

Lots in and around Spokane bring a different geology than the rest of our service area: exposed basalt rock outcrops are common, especially on Spokane Valley and South Hill acreage, alongside ponderosa pine stands and drier, more open grassland than we typically see around Coeur d’Alene. That geology shapes site work and foundation planning in ways a typical Kootenai County lot doesn’t.

South Hill remodels, Valley new builds

The two sides of this market tend to run different project types. Spokane’s South Hill is largely built out with an older housing stock, so most of the work there is whole-home and kitchen remodels of established homes. Spokane Valley and Liberty Lake have more available land and newer development, so custom new builds and additions are more common in that direction. We scope a project based on which side of that line it falls on, not a single Spokane-wide assumption.

Permitting: Washington, not Idaho

Spokane permitting runs through Washington authorities, not the Idaho counties and cities we work with everywhere else in our service area: the City of Spokane’s building department inside city limits, Spokane County for unincorporated areas, and the City of Spokane Valley or City of Liberty Lake for those jurisdictions specifically. The process, codes, and review timelines differ from Kootenai or Bonner County, and we manage that difference directly rather than assuming Idaho rules carry over.
