A different kind of building context
The Silver Valley is unlike the rest of our service area: a historic mining region built into steep, forested mountain terrain, with Silver Mountain Resort as the area’s defining feature and a real draw for ski-in, bike-in, and recreation-focused properties. Lots here tend to be sloped, wooded, and shaped by the valley’s topography in ways that flatter lots in Coeur d’Alene or Hayden simply aren’t. Building here means designing around real grade changes, forest setbacks, and in some cases, historic structures with their own preservation considerations.
A real Silver Valley project
Our Silver Valley Alpine House project is a full renovation of a historic 1902 lodge on Main Street in Wardner, once known as the Redman Lodge and a survivor of North Idaho’s 1910 fires. We rebuilt it into a nearly 3,932-square-foot luxury retreat with true ski-in and bike-in access to Silver Mountain Resort, retaining the original frame and footprint while bringing the systems, insulation, and finishes up to a modern standard. Permitting: a real difference from our other service area cities
Kellogg, Wardner, and the rest of the Silver Valley fall under Shoshone County, not Kootenai County, which governs Coeur d’Alene, Hayden, Post Falls, and Rathdrum. That means a different building department, different review process, and in some cases different timelines than our other service area cities. We manage this directly as part of every Silver Valley project rather than treating it as an edge case, since it’s genuinely a different jurisdiction with its own requirements.
